EPOCH Apartments are back

Attention all Riviera Dunes residents!

EPOCH Apartments are back

As you know, we have been fighting the proposed apartment build in front of Riviera Dunes since last Spring. Thanks to a large Riviera Dunes residences showing up at the city commission meeting to show our disapproval for this project, great folks volunteering to be on the various committees to monitor the developments and gather data to present to the city, and great legal representation taking several issues to the city as to why this cannot legally happen, we have been successful in stopping the process.

Now, the developers are back attempting to convince the city to change ordinances and the city’s new comprehensive plan that would currently stop this build. Included below is the cities response to us about a commission meeting over at city hall to hear this request. The problem is, FEMA has changed their flood maps and the property in front of RD is now in a high hazard zone. That now changes how many units can be built on the lots down to 10 per acre. The developer needs at least 60 per acre to be profitable.

Obviously, the builder believes they can get the city to change these ordinances in order to put up their 240 or so units.
We strongly disagree! This would create numerous problems such as safety for evacuations, fire and ambulance response times due to much higher traffic these apartment would bring, safety issues for our properties, not to mention, RD original plan states that land is for mixed use, not multi family. That’s what many here bought into, not multi family rentals.

Our attorney will be present for this meeting and we believe we need to remind the commissioners who will ultimately vote to allow or deny the buildings, the homeowners of ALL of Riviera Dunes are in opposition to this plan.

We are asking our community to come out once again to show we are still United in fighting this. It does make a difference!

The first reading for Ordinances involving Riviera Dunes will be held on Monday, April 18th at 7:00 pm. After that time, a date will be determined for a public hearing. The agenda for Monday’s meeting is posted to our website

Laguna Building Updates

Pool Repairs
Pool repairs are scheduled for the next 10 days to 2 weeks.

Garage and Building Lighting
After that lights will be upgraded starting in bldg. 610, then 606, then 615, and finish up with 611.

Painting
Painting of the buildings is tentatively scheduled for early to mid May starting in order, 606, 610, 615, 611 respectively. We are trying to schedule palm tree pruning prior to painting to get palm fronds away from buildings so that painters can have room to maneuver.

Recycling
Recycling has been discontinued due to ongoing disregard for the recycling rules. Not only bags, but general trash has been continually placed in the recycling bins. The recycling company informed the HOA that they haven’t recycled our recycling in a very long time as there was too much general trash in the bins.

Laguna Docks
The Laguna Docks will be closed for the next two weeks as they are being resurfaced.

Legal has advised that Shay Hawkinberry has petitioned to have a recall on our votes for officers. (see below). 
 Shay Hawkinberry, Michael Averbuch & Bob Crowley are requesting to recall Deborah Sperry, Saul Fineman & Ken Johnson.
 The petition wants to replace them with Michael Harris, Gino Sedillo & Bob Crowley.
 AS SUCH WE ARE REQUIRED TO COMPLY WITH THE EMERGENCY OPEN BOARD MEETING WITHIN 5 WORKING DAYS.

Statutes the Master Association Board of Directors has 5 days to schedule a Board Meeting to certify this Recall. The governing documents and Fla. Statutes provide pursuant to 720.303(10) that you are mandated to notice this meeting and certify the recall with a majority of ALL voting interests.

Commercial Parcel Development Meeting

Commercial Parcel Development Meeting on Thursdy, April 15, 5:00 pm, Laguna Clubhouse

Per Shay Hawkinberry, Pres. of Master HOA: This is not a master board meeting and there is no formal notice required.  This will be an informational meeting as a courtesy to quash all of the rumors about the development of the commercial parcels.  It will be at the Laguna Clubhouse at 5:00pm Thursday April 15th.  I’m trying to confirm with the developers that they will be here in person with their renderings and site plan.  If they can’t come in person I will have them join by zoom.  

Laguna Food Drive

Food Drive Barrels Now in Lobbies

Please deposit donations of non-perishable food items in the barrels located in your lobby between April 9-April 18. (Cases of water/canned goods can be placed next to the barrel). Donations will be picked up on Monday April 19.

Bicycle Removal

Laguna Bldg. 610 to Remove Abandoned Bicycles

To ensure adequate space and preserve the appearance of the our building, please tag your bicycle so we can remove the bicycles that don’t belong to current residents. We will be donating the bikes to a local charity.

Laguna Boat Dock Additions

Starting August 18, the Laguna Dock Landing will be under construction.

Please stay off the dock area. If you need to get on the dock, ask the people working before you enter the landing for your safety.

Palm Tree Pavers
